Pros: fastest (2.5–4 months), from 28 000 ₽/m², light foundation, year-round, energy efficient.
Cons: weaker sound insulation, requires skilled builders, limited thermal inertia.
Service life: 50–80 years.
D400–D500 blocks 375–400 mm, thin glue, external insulation if needed.
Pros: good thermal insulation, non-combustible, lighter than brick, simple masonry, breathable.
Cons: fragile, absorbs water, wet processes, drying period.
Service life: 80–100 years.
Solid wood walls: profiled (150×150, 200×200) or glulam (180+ mm).
Pros: natural, beautiful without finish, timber microclimate, glulam has no shrinkage.
Cons: 6–12 months shrinkage for profiled, needs regular care, 150–200 mm fails insulation norms, combustible, glulam from 45 000 ₽/m².
Service life: 50–100 years.
Ceramic or silicate brick with insulation.
Pros: 100+ years, excellent sound insulation, high thermal inertia, non-combustible, prestigious.
Cons: highest cost, slow (10–14 months), heavy foundation, seasonal.
Service life: 100–150 years.
Two OSB sheets with EPS core (124–224 mm), factory-made.
Pros: 1.5–3 months, excellent insulation, factory quality, light.
Cons: combustible, poor vapour permeability (mechanical ventilation mandatory), rodents, limited architecture, questionable ecology.
Service life: 40–60 years.
Cross-laminated timber, factory-made. Relatively new to Russia.
Pros: eco-friendly, fast, seismic-resistant, factory quality, good fire resistance (chars rather than burns).
Cons: from 45 000 ₽/m², few producers, needs insulation, limited track record.
Service life: 80–100 years (estimate).
