Wood is one of the oldest building materials, and timber houses continue to be in demand. There is something authentic about them: the scent of pine, warm walls, the feeling of life in the countryside. But romance is one thing — the reality of construction and эксплуатации is quite another.
Let’s take a closer look at who a timber house is really suitable for, what its objective advantages are, and what drawbacks developers often prefer not to mention.
In the Leningrad Region market, three main types are available:
Regular (sawn) timber — the most affordable option. Cross-sections of 150×150 or 200×200 mm, natural moisture content. Cost — from 12,000 RUB/m³. The main drawback is significant shrinkage (up to 8–10%) and the need to wait 6–12 months before finishing.
Profiled timber — machine-processed with a tongue-and-groove system for tight joints. Cost — from 16,000 RUB/m³ (natural moisture) and from 22,000 RUB/m³ (kiln-dried). Shrinkage of kiln-dried timber is 2–3%, which greatly simplifies construction.
Glued laminated timber — a premium material. Lamellas are glued under pressure, resulting in minimal shrinkage (up to 1%). Cost — from 30,000 RUB/m³. This is the most stable and predictable option, but also the most expensive.
Eco-friendliness. Wood is a natural material that “breathes.” Timber houses create a unique microclimate: warm in winter, cool in summer. Walls regulate humidity, which is especially noticeable compared to stone houses.
Aesthetics. A timber house looks beautiful on its own. Interior finishing is often unnecessary — sanding and coating with oil or varnish is enough. This saves money on finishing and design.
Construction speed. Assembling a 100 m² house from profiled timber takes 2–4 weeks. The material is delivered ready for installation, and the walls are assembled like a kit.
Lightweight foundation. Wood is much lighter than brick or aerated concrete. A pile-screw or shallow strip foundation is sufficient. In the challenging soils of the Leningrad Region, this means significant savings — from 150,000 RUB on the foundation.
Thermal insulation. The thermal conductivity of pine is 0.15 W/(m·°C). A 200 mm timber wall provides R ≈ 1.33, which is below regional standards. However, with 50 mm of mineral wool insulation, it increases to R ≈ 2.76, and with 100 mm — up to R ≈ 4.19.
The main “hidden pitfall” of wooden construction. A house made of naturally moist timber shrinks by 6–10% in the first year. This means you cannot immediately install windows and doors permanently, cannot do final finishing, and cannot install rigid коммуникации. You need to wait at least 6 months, preferably a year.
For kiln-dried and glued timber, shrinkage is minimal (1–3%), but the cost is higher.
Cracks. Wood is a living material. Even high-quality timber will develop cracks over time. This is not a defect but a natural drying process. Cracks do not affect strength but impact appearance and can create thermal bridges.
Biological damage. Wood is susceptible to rot, mold, and insects. Regular antiseptic treatment is mandatory. The most critical areas are the lower crowns and points of contact with the foundation. In the humid climate of the Leningrad Region, this is especially important.
Fire hazard. Wood burns — this is a fact. Fire-retardant treatment reduces the risk but does not eliminate it completely. Insurance for a wooden house is more expensive than for a stone one.
Regular maintenance. Every 3–5 years, the façade must be renewed: sanding and applying protective coatings. This requires time and money — from 50,000 RUB for a 100 m² house.
