Chapter 2. Utilities and Heating. Foundation waterproofing: types, materials, drainage and 2026 cost.

The Leningrad Region is one of the wettest construction zones in Russia. High groundwater, clay soils, 600–750 mm of annual precipitation and prolonged snowmelt put constant pressure on foundations. Without proper waterproofing — damp basements, mould, concrete and rebar deterioration.

Three types of moisture impact

• Capillary moisture — groundwater wicks up concrete pores to 1–1,5 m. Shows as wet patches, efflorescence, peeling plaster

• Surface water — rain and meltwater runoff. Extra dangerous without apron drainage

• Condensate — forms on cold foundation walls in contact with warm humid basement air

Horizontal waterproofing

A barrier between foundation and walls preventing capillary rise. Two levels — under the foundation slab and on top of the plinth. Rolled materials (TN Technoelast, Bicrost) in two layers, 100 mm overlap. Cost: 300–600 ₽/running m with labour.

Vertical waterproofing

• Bitumen mastic — cheapest. 2–3 coats, 3–5 mm total. Materials 150–300 ₽/m², labour 200–350 ₽/m². Only for dry soils. Cracks over time

• Membrane — HDPE profiled membranes (Planter, TN Profi) or weldable (Technoelast EPP). 600–1 200 ₽/m² with labour. Works for most conditions

• Penetrating (Penetron, Crystallizol, Lakhta) — penetrates concrete 30–50 mm, forming insoluble crystals. Ideal for existing foundations. 800–1 500 ₽/m². Concrete only

Drainage system

On high water table or clay soils, waterproofing alone is not enough. Ring drainage around perimeter at foundation level — 110–160 mm perforated pipes on gravel, wrapped in geotextile, 2 mm/m minimum slope to drainage well.

Apron — not decoration but protection

• Width ≥1 m (better 1,2 m), 200 mm beyond roof overhang

• Slope away from wall — 3–5%

• XPS 50–100 mm underneath — mandatory in our region

• Expansion joint 10–20 mm between apron and plinth with elastic sealant

Insulated concrete apron: 3 500–6 000 ₽/running m, or 140 000–240 000 ₽ for a 10×10 house.

Typical mistakes

1. No waterproofing at all — found in every third builder-built house

2. No drainage on clay — water builds up hydrostatic pressure

3. Uninsulated apron — frost heave cracks the foundation

4. Waterproofing damaged during backfill — use profiled membrane or XPS protection layer

Total cost (10×10 house)

Foundation repair starts at 500 000 ₽, full replacement at 1 500 000+ ₽. Waterproofing is a case where saving costs you multiples later.
