“Let’s build a dacha first and convert it to a year-round home later” is one of the most expensive mistakes in private construction. A year-round house and a summer dacha are different structures with different requirements.

A dacha foundation for a light structure can fail under the added weight of a properly insulated house. A year-round foundation must include EPS insulation and insulated blind area.

If year-round use is at all likely within 3–5 years — build a year-round house from day one. You can postpone some utilities, but the structure (foundation, frame, insulation) must be designed for full-year operation.
