Why roofs leak

Roof leaks ruin insulation, rafters, ceilings and walls. Repair costs reach hundreds of thousands of roubles. Yet 90% of leaks come from installation mistakes, not bad material.

1. Bad valley detail

The valley (where two slopes meet) drains water from both slopes and accumulates snow and ice. Bad detailing lets water under the roofing — wet insulation, rotten rafters, leaks appearing 1–2 years later.

Right way: open valley with a 300+300 mm tray on solid sheathing, sheets cut back 60–100 mm from the centre. Always a 1 m wide underlayment carpet beneath.

Cost of correct install: 2 500–4 000 ₽/lin.m. Leak repair: 15 000–40 000 ₽/lin.m.

2. Sealed ridge

Without ventilation the under-roof space stays humid. Insulation loses 50% of its R-value at 5% moisture. Rafters rot. Use a vented ridge (40–50 mm gap with ridge aerator) and perforated soffit intake. 1 200–2 500 ₽/lin.m vs 80 000+ ₽ for repairs in a 100 m² house.

3. No counter-batten

50×50 mm battens over the membrane create a 50 mm vent gap. Without them condensate pools on the membrane and seeps into the insulation. 150–250 ₽/m² vs full re-roof at 1 500+ ₽/m².

4. Wrong sheet overlaps

Metal tile: side overlap one wave, end overlap 130–150 mm. Shingles: visible part 14–17 cm. Wind drives water through deficient overlaps. Strictly follow the manufacturer instructions, EPDM-gasketed screws into the lower wave.

5. Cheap membrane instead of diffusion membrane

PE film does not breathe — moisture stays in the insulation. After 3–5 years a full repair is needed. Use diffusion membrane >1 000 g/m²/day (Tyvek, Delta, Isospan AM/AS): 80–180 ₽/m² vs 20–40 ₽ for film. Saving 6 000–14 000 ₽ on a 100 m² roof costs 150 000+ ₽ in repairs.

6. No snow guards

With 180 kg/m² snow load avalanching snow rips off gutters (150 000–250 000 ₽), damages structures below, hurts people. Tubular or grid guards above eaves (350–500 mm from edge), entrances, parking, lower slopes. 800–1 500 ₽/lin.m vs 150 000+ ₽ in damages and possible lawsuits.

7. Bad penetrations and wall abutments

Sealant dries out in 2–3 years; thin metal aprons deform; wall flashing without a chase lets water flow behind. Use lower and upper aprons in a chase, polyurethane (not silicone!) sealant, factory penetrations like Master Flash. 3 000–8 000 ₽ per detail vs 10 000–25 000 ₽ repair plus interior damage.

8. Wrong pitch for the material

Minimum pitches: metal tile 14°, shingles 12° (with full underlayment), standing seam 7°. Below this water stalls in overlaps; ice dams form. Decide the material at design stage.

Bottom line

Saving on roofing is the most expensive saving in construction. The gap between a proper and a cheap install on a 100 m² roof is 50 000–100 000 ₽; leak repair runs 200 000–500 000 ₽.
