Building a house is a process that can seem overwhelming due to its scale. But if you break it down into clear stages, everything becomes logical and manageable. In this article, we will go through the entire journey — from an empty plot to a move-in-ready home — step by step.
Before digging the foundation pit, preparatory work must be completed:
Geological survey of the land. A geologist takes soil samples at a depth of 6–8 meters and determines bearing capacity, groundwater level, and frost depth. In the Leningrad Region, this is critically important: clay, peat, and water-saturated soils are common. Cost — 15,000–25,000 ₽, but savings on the foundation can reach hundreds of thousands.
Design. Based on the geological data and your preferences, an architect develops the project: layout, facades, structural solutions. A good design considers sun orientation, wind patterns, terrain, and access roads.
Permits. For individual housing construction (IHC), a notification procedure applies: you submit a construction start notice through government services. Response time — within 7 working days.
Site preparation. Clearing, tree removal (permit required if applicable), land grading, and arranging access for construction equipment.
The foundation is literally the base of the house. Mistakes here are either very expensive to fix or impossible to correct.
Screw pile foundation (for frame and timber houses): piles are driven below frost depth (1.5–1.8 m for the Leningrad Region), cut to level, and tied with a steel channel or timber beam. Installation time — 1–2 days.
Strip foundation: trench excavation, formwork installation, reinforcement, concrete pouring. Full strength gain — 28 days (work can continue after 7–14 days in warm weather).
Monolithic slab: soil excavation, sand and gravel base, insulation (XPS), reinforcement, pouring. The most reliable option for difficult soils, but also the most expensive.
Important for the Leningrad Region: frost depth is 1.2–1.5 m. The foundation must be placed below this level or insulated (for shallow options).
Frame house: installation of bottom framing on the foundation, erection of wall studs, top framing, floor systems. Then — sheathing, insulation, vapor barrier, wind protection. Total time — 2–4 weeks for a 100 m² house.
Aerated concrete: block laying with adhesive foam, reinforcement every 4th row, lintels over openings, monolithic reinforced belt on top. Duration — 4–8 weeks.
Timber: assembling walls from prepared timber, installing interlayer insulation (jute, flax), floor systems. Duration — 2–4 weeks, followed by shrinkage waiting period.
Installation of the rafter system, sheathing, waterproofing, roofing material, and drainage system. At this stage, the house reaches the “warm shell” — protected from precipitation.
Popular roofing materials for the Leningrad Region:
Metal tile — optimal price/quality ratio, lifespan 30–50 years
Soft roofing — quiet, suitable for complex roofs
Standing seam roofing — premium option, lifespan 50–100 years
This stage is often underestimated, although it accounts for 15–20% of the budget.
Electrical: cable input, panel installation, wiring, outlets and switches. Recommended capacity for a country house — 15 kW.
Heating: boiler installation (gas or electric), piping, radiators and/or underfloor heating. In the Leningrad Region, gas heating is the most economical, electric is the easiest to install.
Water supply: drilling a well (or connecting to central supply), pump system, piping, plumbing installation.
Sewerage: septic system installation or connection to central sewer, internal piping.
Ventilation: at minimum — air inlets and exhaust. In energy-efficient frame houses, supply and exhaust ventilation with heat recovery is recommended.
The facade protects the walls and gives the house its final appearance:
Vinyl siding — budget option, from 800 ₽/m²
Fiber cement panels — mid-range, from 1,500 ₽/m²
Plaster (wet facade) — for aerated concrete, from 2,000 ₽/m²
Planken/imitation timber — natural wood, from 1,200 ₽/m²
Final stage: walls (plaster/drywall + paint/wallpaper), floors (screed + laminate/tile), ceilings, installation of doors, plumbing, and electrical fixtures.
Blind area around the house (mandatory — protects the foundation), paths, parking, fencing, landscaping.
At each stage, quality control is essential: checking compliance with the design, material quality, and proper execution. Reliable construction companies provide photo reports and invite clients for interim inspections.
