Timber-Frame House in Beloostrov

Single-storey timber-frame house with a flat roof. Clean horizontal lines, panoramic glazing, and a striking contrast of dark fiber-cement panels with warm larch cladding — this house fits equally well in a forest settlement or an urban plot.

Layout. The total living area of the house is approximately 116 m² plus terraces. All spaces are thoughtfully designed for full living: a spacious kitchen-living room of 30.28 m² with floor-to-ceiling panoramic windows, master bedroom 16.79 m² with a private walk-in closet 7.89 m² and en-suite bathroom, children's room 10.82 m², office 10.51 m², second bathroom, boiler room, and a roomy entrance hall. Outside — a covered terrace of almost 20 m² and a large open terrace of 38.85 m² stretching along the entire south-facing facade.

Frame and roof. The load-bearing frame is made of planed kiln-dried boards 45×145 mm; supporting beams and terrace posts are glued laminated timber. The flat, usable roof is constructed according to the TECHNONICOL Karkas Prof Klin system: OSB base, slope-forming layer of extruded polystyrene, and waterproofing PVC membrane. Finished ceiling height — 2.8 m.

Insulation and protection. Walls are insulated with ROCKWOOL Karkas Batts basalt wool 37 kg/m³, 150 mm thick; ceilings — 200 mm; partitions — 100 mm. Wind- and moisture protection — BELTERMO TOP tongue-and-groove boards, 35 mm. Vapor barrier — DELTA DAWI 200 g/m² sealed with DELTA-INSIDE-Band I60 tape.

Facade. Two materials in one solution: larch planken treated with KRASKI DOSKI oil creates a warm natural accent, while dark blue fiber-cement panels set a clear modern rhythm. Terrace railings — factory-painted wooden slats by KRASKI DOSKI.

Windows and doors. Panoramic VEKA SOFTLINE SPECTRAL 70 mm energy-efficient windows with sealing and vapor barrier tapes, double-sided finish. Entrance door — 72 mm aluminum Alutech. Gutter system — DOCKE PREMIUM.

Engineering. The base package includes supply and exhaust ventilation with heat recovery and room-by-room ducting, underfloor hydronic heating with room-by-room automation, bimetallic Stout Space radiators, concealed water supply and sewage piping, and electrical wiring in metal conduit with grounding.
