Location: Leningrad Region, Krasny Bor. Current project duration: 35 days
We are sharing the progress of another single-story frame house built according to an individual design. The project is being constructed in the Leningrad Region — an area with a humid climate and significant snow loads, which has been taken into account in the design solutions.
Parameter | Value |
|---|---|
Number of floors | 1 floor |
Total area | 90 м² |
Dimensions | 8,1х12,5 м |
Structure type | Timber frame |
Foundation | Reinforced concrete piles |
Climatic zone | II (SP 131.13330.2012) |
Snow load | 180 kg/m² (Zone III, SP 20.13330) |
Wind load | 30 kg/m² (Zone II, SP 20.13330) |
The load-bearing frame of the house is made of planed kiln-dried timber. All studs, bindings, and lintels are installed in strict accordance with the design documentation. Structural rigidity is ensured by a system of diagonal braces embedded into the studs of each wall — this guarantees stability against wind and operational loads. Window and door openings are formed with reinforced lintels and are ready for installation of glazing systems.
Floor Structure and Roof Framing
Floor and ceiling joists are installed with calculated spacing to ensure the required load-bearing capacity. The gable roof structure has been fully assembled — rafters, purlins, ties, and battens are installed and aligned to design levels. The roof geometry is verified, slopes are even, and overhangs are formed.
Roofing
At this stage, the roof is fully completed. A dark-colored metal roofing system has been installed, providing durable and reliable protection against precipitation. Beneath the roofing, a wind- and moisture-protective membrane ONDUTISS SMART is installed — a modern vapor-permeable material that protects insulation and timber structures from external moisture while allowing vapor to escape.
Exterior Sheathing
The walls are being sheathed with panel materials (OSB/CSP), which serve multiple functions: additional spatial rigidity of the frame, a base for façade finishing, and preparation for wind protection. The façade sheathing is currently in progress — part of the walls is already covered, and preparation for the final stage of forming the warm contour is underway.
Foundation
The house is built on reinforced concrete piles — a reliable and proven solution for this type of soil. The pile foundation ensures stable load-bearing capacity, a ventilated subfloor space, and protection of structures from capillary moisture. At the same time, the project is universal: the house can also be implemented on a monolithic reinforced concrete slab — the choice of foundation type depends on geological survey results and client preferences.
The architectural and planning solution has been developed in accordance with SP 55.13330.2016 “Single-family residential houses.” The layout is approved by the client, and the building placement on the plot ensures норматив insolation of living spaces.
The “warm contour” stage is the phase of construction in which the house receives a fully enclosed shell protected from external воздействия: completed foundation, load-bearing frame, roof, exterior wall sheathing, installed windows, and entrance door. Essentially, the building is already protected from precipitation, wind, and temperature fluctuations. After completing the warm contour, interior work can begin — insulation, engineering systems, and finishing — regardless of weather conditions or season.
For the client, the warm contour stage provides the opportunity to:
Distribute the budget: complete the main structural part and pause before finishing;
Carry out interior work in any season, as the house is already protected from weather;
Visually assess the volume and layout of the future home at full scale.
35 calendar days have passed since the start of construction to the current stage. During this time, a full cycle has been completed: from pile foundation installation and base framing to roof structure assembly and roofing installation.
Reinforced concrete pile foundation installed
Full timber frame of walls and partitions assembled
Base framing and floor structures completed
Roof framing system erected
Roof installed and closed
Walls sheathed with OSB panels (external rough sheathing)
Wind protection membrane (Ondutiss Smart) prepared
The team is currently preparing for façade installation — exterior wall sheathing is being completed, after which wind protection membrane and façade finishing will be installed.
35 days from the first pile to a completed roof is the result of coordinated teamwork, high-quality design documentation, and efficient material logistics on site.
What’s next:
Installation of façade wind and moisture protection
Insulation of walls and floors
Installation of windows and doors
Final façade finishing
Porch construction
Interior finishing
35 days — and the house is already under the roof. Frame technology allows building полноценные residential houses in a short time without compromising quality. All solutions comply with current building codes, environmental, and fire safety standards.
